Residential development
Leadership across site acquisition, planning strategy, consultant coordination, contractor management and the commercial decisions needed to move schemes from concept to delivery.
Property development • restructuring • delivery leadership
Aaron Emmett is a property development leader with experience across residential development, airspace, Build to Rent, affordable housing, planning-led value creation and complex project delivery.
Profile
Aaron has led businesses and projects through acquisition, planning, funding relationships, contractor procurement, stakeholder management, delivery, sales strategy and asset positioning.
His experience includes managing the Click Group of companies through Covid-era market disruption, contractor insolvencies, funding pressure and difficult delivery conditions while maintaining focus on lender confidence, practical negotiation and project completion.
Building safety
Aaron’s approach to fire safety and building safety risk is informed by both professional experience and personal proximity to Grenfell. Living locally, and with Click’s head office less than 200 metres from Grenfell Tower, Aaron and members of his team witnessed the fire in June 2017.
That experience has stayed with him. It reinforced the human consequences of poor construction decisions, weak accountability and unresolved building safety risk. It informs his work today: treating life safety seriously, challenging assumptions, seeking proportionate but robust solutions, and keeping residents, duty-holders, consultants and contractors focused on practical delivery rather than process for its own sake.
In his current work with Edmond de Rothschild and FAHHA, that perspective is especially relevant: building safety decisions need to be technically sound, commercially controlled, properly evidenced and handled with appropriate sensitivity for the people living in the buildings affected.
Industry recognition
Aaron was recognised as a Property Week RESI Trailblazer for his work with Click Above, the Click Group subsidiary focused on rooftop and airspace development.
The recognition reflected innovation with residential development potential above existing buildings — creating new homes in dense urban locations where outward expansion is often limited.
Selected focus areas
Leadership across site acquisition, planning strategy, consultant coordination, contractor management and the commercial decisions needed to move schemes from concept to delivery.
Experience with institutional stock, affordable housing partners and tenure-led delivery where quality, compliance, long-term management and investor confidence all matter.
Through Click Above, Aaron helped promote a fresh approach to unlocking value from unused airspace and rooftop development potential in dense urban locations.
Calm, commercially realistic leadership where schemes are under pressure from funding, contractor failure, market change, regulatory complexity or delivery risk.
Experience
Client-side development management and strategic delivery support for Edmond de Rothschild and FAHHA, focused on complex building safety remediation, consultant and contractor coordination, cost control, stakeholder management and resident-sensitive delivery.
Partner / senior leadership role within a modern housebuilding and development group, with experience across funding relationships, residential delivery, Build to Rent, affordable housing and contractor-led project execution.
Managing Director of the group’s airspace and rooftop development subsidiary, recognised for an innovative approach to unlocking development potential above existing buildings.
Experience in planning liaison, property management, estate management, land value creation and private development strategy.
Earlier leadership across software, Wi‑Fi payment infrastructure, digital platforms, events, sales, marketing and operational growth.
“The value of difficult projects is rarely unlocked by noise from consultants. It is unlocked by clear thinking, practical judgement and the ability to keep people aligned when the pressure is high.”
